Following an abortive sale of Knox Court, Clay Street stepped in on behalf of private group Maya Capital.
Terms were agreed to acquire the freehold interest in the Cardiff city centre office for £6.75m.
The purchase reflected a NIY of 12% and a low capital value of £112 psf.
The building at the time of acquisition was let in its entirety to L&G Assurance Society Limited with 18 months terms certain.
