On behalf of listed Israeli hotelier and developer Alrov Group, Clay Street Property Consultants acquired a new 125 year lease of the Café Royal, Regent Street, Central London.
The Café Royal is one of London’s iconic landmark buildings. The redevelopment will form part of The Crown Estate’s Quadrant scheme and will see the block transformed into a 160 bedroom, Five Star, luxury hotel. 16,000 sq ft of prime Regent Street retail space will also be established at ground and basement level. The scheme will involve the retention of Grade One listed rooms, including the famous Grill Room, a favourite haunt of Oscar Wilde, Aubrey Beardsley, and other famous artists.
The Café Royal redevelopment into a five star hotel will sit at the heart of the Quadrant scheme, a one million sq ft built area, including Regent Palace Hotel and Quadrant Arcade blocks, the project is the most ambitious redevelopment ever undertaken on Regent Street. It will open up the southern end of Regent Street and create a 44,000sq ft public realm area, including the establishment of a significant traffic-free area on Glasshouse Street. After Trafalgar Square, the Quadrant will represent the most significant improvement to the quality of London’s public realm seen in the West End over the last 30 years.
Clay Street led negotiations on behalf of Alrov Group in agreeing terms with the Crown Estate and their advisors CBRE Hotels. The complex development agreement took 9 months to conclude; the project is one of London’s leading mixed use schemes and when complete will deliver one of London’s premier destination Hotels.
